There will be two brand-new parking lots nearby the new Santiago Bernabéu. Real Madrid requested this project back in 2021, and it is finally starting to materialize. The first parking area will, according to the most recent information, be located between Paseo de la Castellana and the Madridista stadium. It will be the biggest, since it will have four floors and will have 1,229 spaces.

The second, which has four levels as well, will be under Padre Damián and have 617 spaces. Both will be managed by private companies for 40 years, so public management would not be recovered until 2063.

The project, which has a few novelties, was presented last Thursday by the Madrid City Council. José Luis Martnez-Almeida, the mayor of Madrid, has given the go-ahead to add a basement to the Padre Damián parking garage, increasing its capacity by 179 spaces. However, he has placed two requirements on the project: a tunnel must be built beneath Padre Damián (which would be on the -2 and cost about 13 million), and that the new square, which is a 4,595 m² plot and will be built where, until now, the small outdoor car park was located between the stadium façade and the Castellana, be allowed to be exploited for events.

That will be the additional expense for whoever is in charge of the project, which will cost a total of 105 million euros. Although, based on municipal calculations, the winning bidder will earn net annual profits of 8 million; in addition to receiving another 18 a year at the end of the concession.

Since the project must be put out to tender, it is still unknown who will construct and run them. Real Madrid, however, is the clear favorite. The merengue entity has an extra 5% of the points it earns in the regular competition because it proposed its construction.

As for the estimated time, the Madrid City Council wants to act quickly so that the work is awarded and underway before the municipal elections (May 2023). Then, the works could start on March 1, 2023 and everything would be ready by August 2024; after 18 months of intense work.
