Real Madrid has recently faced two significant challenges related to the Santiago Bernabéu stadium. First, the club had to reschedule its planned events and concerts due to violations of local noise regulations, forcing them to postpone all shows at Concha Espina. Additionally, the 30th Administrative Litigation Court ordered a suspension of the construction work on two parking lots adjacent to the stadium, following complaints from local residents.
However, the remodelling of the Santiago Bernabéu has also brought positive outcomes for these same neighbors, which often go unacknowledged. Property values in the area have surged by up to 30%, both for buying and renting, over the past five years. The urban improvements associated with the stadium renovation have contributed to a sharp rise in the value of homes located within 900 meters of the iconic stadium.
According to a report by Fotocasa, the price per square meter of homes located within 300 meters of the Bernabéu has risen by 20%, from €5,463 in 2019 to €6,582 in 2024. Apartments situated between 300 and 600 meters have also seen a 20% increase, going from €5,824 per square meter to €7,122 during the same period. Properties between 600 and 900 meters from the stadium have experienced the highest growth, with a 33% rise, from €4,991 to €6,650 per square meter.
Rental prices have also climbed, albeit more modestly. For homes within 300 meters of the Bernabéu, rent has increased by 4.6%, from €17.76 per square meter in 2019 to €18.57 in 2024.
